Blackhawk Country Club Real Estate Report
2014 has arrived and it’s time to take a look at how the Blackhawk Country Club real estate market is doing. As with many other cities in the area Blackhawk is currently experiencing an inventory shortage of homes for sale. As of January 8th there are 18 homes in “active” status on the MLS. Of these 18 there are only 5 which have a list price under 1.5MM dollars. That is about as low as I have seen it in a long time. Blackhawk Country Club first quarter real estate review
The Blackhawk Country Club real estate market has started off 2012 in a very similar fashion to 2011. Twenty four homes sold in the first three months of this year versus 23 last year. Median home values have remained stable at $1,000,000 and marketing times have declined a bit. One thing I can say is that the attitude and activity seems more robust over last year even though the numbers are very similar. Blackhawk Country Club Real Estate Update for February
We are moving toward the end of the first quarter so let's take a look at how the Blackhawk Real Estate Market performed for the first two months of this year versus 2011. As you can see the number of homes sold has dropped off from last year and pricing has increased slightly. It is tough to make any conclusions at this point in the year as the data sample for Blackhawk Country Club is small but what I am hearing is echoing many of the local markets....inventory is lacking. 2011 Blackhawk Year End Real Estate Review
2012 is here and it is time to put 2011 behind us. But before we do here is the Blackhawk Real Estate performance snapshot for 2011. Slightly fewer homes sold in Blackhawk compared with 201o but the good news is that the median price increased a little over 4% on a year over year basis. The time it took to get a home into contract in 2011 was very similar to 2010 at just under three months. The Patio & Town Home market, like many in the area, struggled with declining values. In the single family home segment you can see that while home sales have declined a bit the median price has bumped up a touch over two percent. Marketing time remains almost identical.
