Economic News…While all real estate is considered local the opposite is true for the mortgage market. Swings in the debt markets are influenced by global events, such as those happening in the Ukraine, as well as the severe winter that much of our country has had to endure. A “flight to quality” when fears persist leads to lower rates. On the flip side, a stock market which continues to move higher coupled with a brighter view of the overall economy pushes rates higher. Locally, inventory of homes for sale seems to … [Read more...]
Blackhawk Country Club Real Estate Report
2014 has arrived and it’s time to take a look at how the Blackhawk Country Club real estate market is doing. As with many other cities in the area Blackhawk is currently experiencing an inventory shortage of homes for sale. As of January 8th there are 18 homes in “active” status on the MLS. Of these 18 there are only 5 which have a list price under 1.5MM dollars. That is about as low as I have seen it in a long time. Using the same metric of 1.5MM dollars for homes which are “sale pending” there are only three. The … [Read more...]

Blackhawk Country Club Real Estate Report
Well the first quarter of 2013 is over so it is time to take a look at how the real estate market in Blackhawk Country Club performed versus the same period a year ago. Blackhawk Country Club real estate is very active right now but that does not reveal itself in the number of homes sold (24 last year compared to 25 this year). Inventory levels have been on the decline all over the Bay Area which has prices increasing as well as a reduction in the number of days it takes to get a home into escrow. In 2013 the … [Read more...]
680 Corridor Real Estate Watch
Wow...That is all I can really say about the current happenings in the 680 Corridor Real Estate Market. From Dublin to San Ramon, Danville to Blackhawk and Alamo to Walnut Creek 2013 Real Estate has started off sizzling...Just this week two homes I know of with 16 offers, a condo with 30 and numerous other properties with multiple offers are causing excitement for home sellers and frustration for home buyers. From a seller's perspective this is welcome news but with it comes a bit of confusion. Marketing times on … [Read more...]
Bay Area Mortgage & Market Update for December 21st
Mortgage and Market Update Economic News: 2012 is rolling to an end and the news for this week was not “Naughty” but “Nice”. The Housing Market Index reported its 8th straight monthly gain and builders reported the best conditions in five years. Housing Starts were revised lower for the previous two months but that news certainly seems to be offset by the sentiment of home builders. Existing Home Sales were up 5.9% with supply dwindling again. Third Quarter Gross Domestic Product was revised upward to an annualized … [Read more...]
Blackhawk Country Club Summer 2012 Real Estate Report
Summer feels long since past with the weather we have had lately but it was really not that long ago. Fall began a little more than a month ago so I decided to take a look at the Blackhawk Country Club real estate market this summer versus last. Interestingly, home sales were down over 2011 which really does not jive with the rest of the market. While inventory of homes for sale remains a problem in the area I am not going to worry too much since this is just a four month snapshot. The jump in the median home price … [Read more...]
Fall is well underway…How did Dublin Real Estate Perform this Summer?
Well Fall officially began on September 22nd this year. Things have certainly turned colder and wetter in our part of the Bay Area but Real Estate is still moving fast. The chart below addresses how the Dublin real estate market did in the summer of 2012 versus 2011. One can see that the Single Family Home market posted a nice increase in the number of homes sold, a slight rise in median values and a pretty dramatic drop in the number of days it took to get a home into escrow. That was also the case for the … [Read more...]
San Ramon Valley Real Estate Inventory Update for May
Following up on last month's San Ramon Valley Real Estate Inventory update here are how things are looking at the end of May. The "buzz" continues as the market remains active. With more buyers in the mix, sellers are getting a bit of a break with lower marketing times and in some cases multiple offers. I will take a look at the numbers again at the end of the month and check back in. Also, as June 2012 comes to a close (can you believe the year is almost half over?) I will report the sales results for the first … [Read more...]
First Quarter Real Estate Update for Danville
2012 has started off a little weaker in Danville real estate. Sales of single family homes are slightly lower and pricing is down a bit. Keep in mind that all real estate is local and certain Danville neighborhoods are seeing increasing prices. One interesting tidbit is the rebound in the market for attached homes. The number of sales has risen dramatically and we are seeing a strengthening in pricing and lower marketing time. There is a similar trend occurring in the surrounding cities as well. Lack of inventory … [Read more...]
