“A Pre-Sale Inspection prior to listing my house for sale?”…..ABSOLUTELY! A Home Inspection can be an afterthought when sellers are considering listing their home for sale. “Isn’t that the responsibility of the buyer?” some will say. Granted, the “To-Do List” can seem overwhelming when preparations to bring the home to market begin. There are those few nagging items around the house you know need to get fixed. Sprucing up the yard to really make the curb appeal pop. Making a few improvements to the interior of the … [Read more...]
Blackhawk Country Club Real Estate Review for 2016
Blackhawk Country Club Real Estate Review As Blackhawk Country Club real estate enters the height of the 2017 “selling season” I wanted to look back at how the community performed in 2016. Overall, last year was definitely a “Sellers’ Market”. Inventory of homes for sale remained low, while not as low as this year thusfar, and demand certainly outstripped supply. While the market was not as “heated” as a couple of years ago we did see a rise in the median home price of almost 5% over … [Read more...]

Tri-Valley Mortgage and Market Update
Economic News…While all real estate is considered local the opposite is true for the mortgage market. Swings in the debt markets are influenced by global events, such as those happening in the Ukraine, as well as the severe winter that much of our country has had to endure. A “flight to quality” when fears persist leads to lower rates. On the flip side, a stock market which continues to move higher coupled with a brighter view of the overall economy pushes rates higher. Locally, inventory of homes for sale seems to … [Read more...]
Tri-Valley Mortgage and Market Update for 8.2.13
Economic News...We knew this week was going to be volatile for mortgage rates due to the importance of the data on tap. This situation was summed up perfectly in a Mortgage News Daily update which equated the behavior of the bond market to that old game of French origin utilizing an oxeye daisy. “He(She) loves me...He(She) loves me not.” Wednesday, Thursday and Friday provided news that would shift the bond market dramatically in either direction. When yesterday came to a close all eyes were fixed on the Employment … [Read more...]

Getting to Know Danville – The Neighborhoods
The next phase of “Life in Danville” is upon us. After two and a half years of planning the Danville 2030 General Plan has been adopted and “Expresses the visions and goals of the Danville Citizens for the future of our community”. I moved to Danville from Colorado with my family in 1974. It was a sleepy little town then and even as it has grown many have strived to keep that “small town” feel. My memories of watching the town expand run deep. I attended Montair Elementary, Charlotte Wood Middle School(in its old … [Read more...]
