San Ramon Valley Real Estate Inventory Update Spring 2012
The real estate market in the 680 Corridor has been “abuzz” with a lot of chatter regarding inventory, lots of buyers and multiple offers. I decided to take a look at the inventory of homes for sale at the end of April for 2012 versus 2011 in the areas of: Alamo, Blackhawk, Danville, San Ramon and Walnut Creek. First Quarter Real Estate Update for Danville
2012 has started off a little weaker in Danville real estate. Sales of single family homes are slightly lower and pricing is down a bit. Keep in mind that all real estate is local and certain Danville neighborhoods are seeing increasing prices. One interesting tidbit is the rebound in the market for attached homes. Housing in Danville kicked off January with a slight decrease in sales as compared to a year ago. The median price of single family homes held steady while there was an increase in the attached home segment. Since this is a cumulative report beginning this month it is difficult to draw any conclusions as the sample of data used is small. Danville Real Estate Review for 2011
2011 has come to an end and it is time to look forward to what 2012 has in store for us. Danville Single Family home sales enjoyed a nice jump over 2010 rising a little over nine percent. Median prices came under moderate pressure falling just under five percent from 2010. Marketing time remained constant over the last two years averaging just over one month to get a home under contract. 2011 is coming to an end and the real estate market in Danville is closing things out much the same as it did last year. Home sales have risen almost six percent and the median home price has held steady declining to $820,000 from $849,000. The time it takes to find a buyer is still excellent at just 44 days on average. The number of sales of townhouses and condos has dropped which the opposite of surrounding cities but the price decline is much less severe.
